Forty years
of transactions,
sense-made.

The Brain is our proprietary transactions ledger — every deal we've handled since 1986, plus everything we've heard about from the rest of the market. Every multiplier, every yield, every comparable on this site sits on top of it.

Chapter one · Live snapshot · Q1 2026 cut

Eight
numbers,
this week.

The headline numbers we're seeing across the four major classes, recut every Monday morning. Multipliers and yields are 12-month trailing medians for transactions ≥ A$500k net profit; days-on-market is from listing live to under-contract. Compare against the prior quarter to read direction.

Chapter two · How the sausage is made

The Brain
methodology.

Every transaction we've ever handled is in the ledger — sale price, net profit, multiplier, days-on-market, vendor-finance terms, who bought it, what the lender wrote it up at. Plus every market-reported comparable we've been able to verify since 1986. That's the corpus. The dashboard is what comes out the other end after we cut, segment and median it.

We don't publish individual deals — vendor and buyer confidentiality runs end-to-end. But the aggregates are real, the n is real, and the segmentation is real. If you want a number that isn't on this page, ask a broker. They have the cut.
