Margaret and David Chen owned Pacific Drive Motel for 19 years. We first appraised the property in 2022. They listened to the appraisal, didn't list, and stayed in touch.
Two years later they were ready. The market had moved up about 9% in that window, and the business had cleaned up another year of P&L. We listed in October 2024 and settled in February 2026.
The structure that made it work was a 90-day settlement with a 30-day handover overlap. The vendors stayed on through the changeover season. The buyers picked up the operating rhythm before they owned the keys. Everyone settled clean.
